These Terms and Conditions ("Terms") govern your use of the Flexiestays website, platform and services (together, the "Service"), accessible via www.flexiestays.com. By accessing or using our Service you agree to be bound by these Terms. If you do not agree, you must stop using our website and services.

1. Definitions

• "Flexiestays", "we", "us" or "our" refers to Flexie Stays Ltd, operator of the platform.
• "Guest" or "you" means any individual using our website or booking accommodation through our platform.
• "Partner" or "property owner" refers to those who provide accommodation listed on our platform.
• "Booking" refers to a confirmed reservation made via Flexiestays.

2. Scope of service

Flexiestays provides serviced apartments and boutique holiday accommodation in Bournemouth and the surrounding areas. We operate properties directly and, where applicable, in partnership with trusted property owners. All bookings are subject to availability and to these Terms.

3. Use of the website

• You agree to use our website and services only for lawful purposes.
• You must not misuse the site by introducing viruses or malware, or by attempting unauthorised access.
• You must not attempt to interfere with the security or integrity of our systems.

4. User accounts and security

• To make a booking you may be required to create an account and provide accurate information.
• You are responsible for maintaining the confidentiality of your account credentials.
• Any activity under your account will be deemed your responsibility.

5. Bookings and payments

• Bookings are only confirmed once payment has been successfully processed through our secure payment provider, Stripe.
• We offer multiple payment options, including:
  • Full payment at booking.
  • A flexible payment plan: pay 25% upfront, with the remaining balance due 1 month before check-in, or at least 7 days before arrival.
• If final payment fails, we will attempt to contact you and provide a secure link to complete payment. Failure to pay may result in cancellation of your booking and forfeiture of the deposit.

6. Cancellations and refunds

• We offer a flexible cancellation policy: cancellations made up to 7 days before check-in are eligible for a full refund (short-term stays only).
• Cancellations made within 7 days of check-in may not be refundable.
• Refunds are processed back to the original payment method. Processing times depend on your bank or card provider.
• In the rare event that we must cancel a reservation, guests will be offered a full refund or rebooking at no additional cost.

7. Property rules and guest conduct

By booking with us you agree to:

• Respect the property rules communicated in your booking confirmation.
• Not host unauthorised parties or events.
• Not damage the property or remove furnishings.
• Not engage in unlawful activity on the premises.

Failure to comply may result in immediate termination of your stay without refund, and possible charges for damages.

8. Intellectual property rights

• All website content, branding, images and text remain the intellectual property of Flexie Stays Ltd unless otherwise stated.
• You may not copy, redistribute or use our content for commercial purposes without written permission.

9. Third-party links

Our website may contain links to third-party websites. We are not responsible for the content, security or practices of those external sites.

10. Limitation of liability

• To the maximum extent permitted by law, Flexie Stays Ltd shall not be liable for:
  • Loss of profits, revenue or data.
  • Indirect, incidental or consequential damages.
  • Issues beyond our reasonable control, including force majeure events.
• Nothing in these Terms excludes liability for fraud, death or personal injury caused by negligence.

11. Indemnification

You agree to indemnify and hold Flexie Stays Ltd harmless from any claims, damages or expenses, including legal fees, arising from your misuse of the Service or breach of these Terms.

12. Changes to the service and these terms

We reserve the right to update, modify or discontinue parts of the Service at any time. We may also revise these Terms occasionally. The latest version will always be published on our website, and continued use constitutes acceptance of any updates.

13. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
