Long stays in partner properties

Stays of 28 nights or more are billed monthly with bills included. What that means for a partner property, from occupancy to servicing to corporate guests.

Long stays are a large part of what Flexiestays does. The average stay is over 19 nights, and many guests stay for months: contractors on assignment, people relocating, remote workers, hospital patients and their families, and teams on corporate accounts.

How a long stay works for the guest

Stays of 28 nights or more switch to a monthly all-in rate. The guest pays one figure a month that includes the apartment, electricity, gas, water, Wi-Fi, council tax, TV licence, parking and gym access. It is a serviced let, not a tenancy: no agency, no assured shorthold tenancy, no six-week deposit. See what counts as a long stay.

What it means for your property

  • Fewer turnovers. One guest for three months is one clean and one set of check-in instructions, not a dozen.
  • Bills are handled through us. The guest's monthly rate covers utilities and council tax. How those are settled between us is in your partner agreement.
  • Servicing is agreed per stay. The apartment is cleaned to hotel standard before the guest moves in. Servicing during a monthly stay is agreed with the guest at booking.
  • Notice, not lock-in. Guests can extend or shorten with notice. There is no commitment beyond the first month, so availability can change with the guest's plans. See extending or ending a long stay early.

Corporate guests

Companies book on a corporate account with a named account manager, block bookings for teams and one monthly VAT invoice. Corporate guests are often placed in the same building together, and contractors frequently return to the same apartment across contracts. See corporate and contractor stays.
